So far this fall, Gramercy's biggest restaurant news has been a move of a few feet. Triona's served its last beer at its original Third Avenue location on Monday, September 28. It reopened next door at 190 Third Avenue on Friday, October 2, as Triona's Vintage Sporting Club. The blocks around the park itself have had a quieter year. The changes this season are landing on the neighborhood's edges: Third Avenue, the 14th Street end of Irving Place, and Stuyvesant Square. Meanwhile, the restaurant that once anchored the park's immediate orbit is still waiting on construction at 67 Irving Place.
Third Avenue gets its beer hall back
Triona's timed its farewell to Monday Night Football. On that last night at the old address, the Chicago Bears beat the Philadelphia Eagles. The new room has more history than most sports bars can claim. The bar's own site describes 190 Third Avenue as Scheffel Hall, built in 1894 and once one of Manhattan's best-known German beer halls, known for its grand interiors and imported beer. The building was later home to Fat Tuesday's Jazz Club.
So a bar that already belonged to this stretch of Third Avenue has moved into one of its oldest gathering places, and the building is serving pints again. The website brands the new location "Triona's Third Ave." The menu combines pub standards with Mexican-influenced dishes: wings, a Gaelic burger, birria fries and a birria pizza. The posted hours generally run until 2 a.m., and the doors open at 11 a.m. on weekends.
The 14th Street corner keeps reshuffling
At the southern end of Irving Place, the busiest turnover is happening under one roof. Time Out Market Union Square sits at 124 East 14th Street, on the Irving Place corner. Eater has reported that the market had been losing vendors since it opened the previous fall. Its 2026 roster shows how fast the lineup changes:
- Tacos by Fonda, from chef Roberto Santibañez, opened on Friday, January 23. It took over Taqueria El Chato's stall. The market's current vendor page no longer lists it.
- BKLYN Wild, from chef Ivy Stark, joined on Wednesday, March 11.
- Kebabwala, the stall from Unapologetic Foods, has closed. Its website promises a new location "coming soon" but gives no address or date.
- Kam Rai Thai appears on the current vendor page as a new Union Square chapter. The page also lists BKLYN Wild and Mariposa Taqueria.
- Rotisserie Haus, from the Smashed NYC team led by Mark Mendaros with chef Fredy Cetina, has a page built around rotisserie chicken, steak frites and sides.
Civic Hall shares the 124 East 14th Street address, and on November 10 it will host the neighborhood's biggest food night of the season, covered in the calendar below.
The street outside is also under study. In March 2026, NYC DOT launched its 14th Street Plan, a 24-month, river-to-river review of street and public-space improvements. The proposals include better connections to Union Square Park and Irving Place, and the city has secured $9.5 million for future capital projects. For now that is a planning process. Nothing announced puts construction on the corner this fall.
Irving Place's anchor is a 2027 story
Four blocks north, the most anticipated opening in Gramercy is still a construction project. Danny Meyer's Union Square Hospitality Group plans to bring back Maialino, its Roman-style trattoria, at 67 Irving Place between East 18th and 19th Streets. The restaurant first operated inside the Gramercy Park Hotel. Eater reported that an earlier plan to return there fell through, so Irving Place became the new address.
The building is a story of its own. According to New York YIMBY, 67 Irving Place is a 12-story, 115-year-old structure designed by Charles Volz as a printing factory. More recently it held a WeWork on its upper 11 floors and a cheese shop at street level. Morris Adjmi Architects is restoring the light gray brick facade and the Beaux Arts ornament at the top, including a sculpted frieze and a copper crown, for developer CIM Group. The ground floor will have 3,000 square feet of restaurant space.
The timing is less certain. In November 2025, Eater said Maialino was expected to reopen in 2027. In December 2025, YIMBY reported that conversion work had begun and that completion was expected in 2027. No newer timing update has surfaced since those reports, so 2027 remains a projection rather than a date. Until then, the middle of Irving Place has no new anchor this fall, while the newer rooms keep opening around it.
Just across Park Avenue South
The other cluster of new tables sits a short walk west of the neighborhood's Park Avenue South line, on East 20th Street.
Amphora opened September 9 at 43 East 20th Street. Eater describes it as a wine-focused tasting room with more than 2,500 labels. Jack Logue is executive chef, and Chris Miller runs the wine program.
LenLen, a few doors away at 40 East 20th Street, has been open since August 2025. It is a Thai bar and restaurant inspired by 1970s Bangkok shophouses and markets, run by co-owners Wanisa Torboonsitikorn and chef Peter Ki Suk Tondreau with partner Tim Stuyts.
Further up the avenue at 315 Park Avenue South, Tatte Bakery & Café opened its first New York City location. The Flatiron NoMad Partnership announced a grand-opening weekend for September 19 and 20. Pastry chef Tzurit Or founded the company, and the café's fall menu includes a Pumpkin Tahini Latte.
Taken with Triona's on Third Avenue and the vendor changes at 14th and Irving, these openings form a ring around the park. None of them is on the park's own blocks.
A fall calendar that runs through the squares
The season's events follow the same pattern. Gramercy's fall programming takes place in the open spaces around it.
- Thursday, October 8. Movies in the Square shows Shrek on the North Plaza of Union Square Park, 7 to 10 p.m.
- Saturday, October 10. The Stuyvesant Park Neighborhood Association holds a volunteer gardening session in Stuyvesant Square, weather permitting. A second session is set for Saturday, November 14.
- Sunday, October 25. The Stuyvesant Park Dog Run Halloween Costume Contest & Parade takes place at the East Park Dog Run, East 15th Street and Second Avenue. It starts at 1 p.m. and is free and open to all. The listing gives the end time as both 3 and 3:30 p.m.
- Wednesday, October 28. The Flatiron North Plaza hosts a Día de Muertos celebration from 3 to 7 p.m., with a community altar and family activities.
- Tuesday, November 10. Harvest 2026, Union Square Partnership's benefit for Union Square Park, runs 6 to 9 p.m. at Civic Hall, 124 East 14th Street. Now in its 28th year, the tasting brings long-standing names like Pete's Tavern, Gramercy Tavern, Union Square Cafe, Knickerbocker Bar & Grill and Breads Bakery together with newer entries including Osteria Figa, Len Len, Roll Over Kimbap and Bernie & Herb's. Proceeds go to the care of Union Square Park.
The Union Square Greenmarket keeps its year-round schedule: Monday, Wednesday, Friday and Saturday, 8 a.m. to 6 p.m. GrowNYC lists no fall change.
For a sense of how slowly Irving Place itself turns over, Pete's Tavern will be pouring at Harvest in the same building where Time Out Market has rotated through several vendors since January.
